Overview

MEP clashes are the single largest source of coordination issues on complex buildings. Our MEP BIM service models all mechanical, electrical, plumbing, and fire protection systems in Revit MEP — then rigorously coordinates them against each other and against the architectural and structural models.

We model from M&E drawings, schematics, and specifications — routing services through the building with spatial priority rules and clearance requirements applied throughout. Every service is modelled to the agreed LOD, with insulation, supports, and clearance zones included.

The result is a fully coordinated, clash-free MEP model and a complete set of coordination drawings for construction — alongside a detailed clash report showing every issue found and resolved during the coordination process.

Mechanical (HVAC)

Ductwork, air handling units, fan coil units, VAV boxes, grilles, diffusers, and ventilation systems modelled with insulation, clearances, and support structures.

Plumbing & Drainage

Hot and cold water pipework, drainage, soil stacks, sanitary fittings, plant rooms, and pump sets modelled with correct fall and routing.

Electrical

Conduit, cable trays, containment, switchboards, distribution boards, lighting, power outlets, and data infrastructure modelled to coordination standard.

Fire Protection

Sprinkler systems, fire mains, hydrant connections, and suppression pipework modelled with heads, zones, and coordination with ceilings and structure.

MEP Coordination

Multi-discipline MEP coordination within the federated model — identifying and resolving clashes between services and with architectural / structural elements.

Services Drawings

MEP coordination drawings, service layouts, riser diagrams, and plant room layouts produced directly from the model for GFC issue.

Design Scope Review

We review MEP design drawings, schematics, and specifications alongside the architectural and structural models to understand routing constraints and service zones.

MEP Model Setup

MEP model is set up with correct system types, shared coordinates, and linked architectural/structural models before any services are routed.

Services Modelling

Each MEP discipline is modelled — mechanical first, then plumbing and drainage, then electrical and fire — progressively resolving space conflicts as routing proceeds.

Multi-Discipline Coordination

The federated MEP model is clash-tested against all disciplines. Results are reported, issues are actioned, and models are updated iteratively.

Drawing Production & Handover

Coordination drawings and service layouts are produced from the model. Final coordinated model and drawing pack are issued with a transmittal record.
